1. Common Area Use
Guidelines for Shared Spaces:

Respect Shared Spaces: Tenants must keep shared areas, including the laundry facilities and waiting areas, tidy and free of personal belongings.

Laundry Facilities: Only use the laundry facilities for business-related items. Remove items promptly after use to ensure availability for others.

Waiting Areas: Ensure your clients respect the space by keeping noise levels low and cleaning up after themselves.

Personal Items: Do not store or leave personal items in shared spaces.
Hours of Access:

Common areas are available during regular business hours. Please notify management if extended access is needed.
Conduct:

Tenants and their clients should behave professionally and respectfully in all shared spaces. Any disruptive behavior may result in a warning or further action.
2. WiFi and Utilities
WiFi Access:

Complimentary WiFi is provided for tenants to use for business purposes only. Login details will be shared upon lease signing.

Prohibited Activities: Avoid using the WiFi for illegal activities or excessive streaming that may slow the network for others.
Utilities Included:

Electricity, water, and heating/cooling are included in the rental agreement.

Conservation: Please conserve energy and water by turning off lights, running water, and equipment when not in use.
Service Interruptions:

While we aim to provide uninterrupted WiFi and utility services, occasional outages may occur. Notify management immediately of any issues, and we will address them promptly.
3. Cleanliness
Cleaning Service:

Common areas, including hallways, bathrooms, and waiting areas, are professionally cleaned once a week.
Tenant Responsibilities:

Daily Tidiness: Tenants must keep their suites and shared spaces clean throughout the week.

Trash Disposal: Dispose of all trash in the designated areas to prevent buildup.

Client Areas: Ensure clients clean up after themselves in the waiting area or any shared spaces they use.
Reporting Issues:

Notify management immediately of any spills, damages, or cleanliness concerns in the shared areas.
Accountability:

Tenants who leave shared spaces messy or misuse them will receive a warning. Repeat offenses may result in additional cleaning fees or other actions.
